The August 2026 housing numbers are in for Brevard County, and this month’s data shows some encouraging movement across Florida’s Space Coast. Home values remained steady to slightly higher compared with last year, while properties sold noticeably faster and available inventory tightened.
Whether you’re thinking about buying, selling, or simply keeping an eye on your home’s value, here’s a closer look at what happened in the Brevard County real estate market in August.

The median sales price for single-family homes reached $376,018 in August 2026, up 1.7% from $369,715 in August 2025. While that’s a modest year-over-year increase, it shows that home values have remained resilient.
A total of 853 single-family homes sold, compared with 890 last August, representing a 4.2% decrease in sales.
One of the biggest changes, however, was how quickly homes moved. The average days on market dropped from 54 days in August 2025 to just 40 days this August — a 25.9% decrease.
Inventory also tightened considerably. Brevard County had a 3.5-month supply of single-family homes, down from 4.5 months a year ago, a 22.2% decline.
For sellers, the combination of slightly higher prices, fewer days on market, and lower inventory can be encouraging. Buyers have fewer single-family homes to choose from than they did at this time last year, which can help well-priced and well-presented properties stand out.
That doesn’t mean every home will sell quickly or that sellers can price aggressively without regard for the market. Buyers still have choices, and pricing appropriately for the property, neighborhood, condition, and current competition remains important.
Brevard County’s condo and townhome market had an especially interesting August.
The median sales price rose to $270,000, up 1.9% from $265,000 in August 2025. But unlike single-family homes, this segment also experienced a significant increase in the number of properties sold.
There were 214 condo and townhome sales in August, compared with 193 a year ago — an increase of 10.9%.
Properties also moved much faster. Days on market fell from 79 days to 61 days, a 22.8% decrease year over year.
Perhaps the most notable shift was inventory. Condo and townhome supply dropped from 8.0 months in August 2025 to 5.8 months in August 2026, a substantial 27.5% decrease.
For buyers who have been watching the condo market and waiting for the right opportunity, that change is worth paying attention to. There is still more inventory in this segment than among single-family homes, but considerably less than there was one year ago.
August’s numbers tell an interesting story. Prices increased modestly in both housing categories, homes spent significantly less time on the market, and inventory declined by more than 20% year over year. Meanwhile, sales activity was mixed: single-family sales decreased 4.2%, while condo and townhome sales jumped 10.9%.
Real estate is also highly local. Conditions can vary considerably between Melbourne, Palm Bay, Viera, Rockledge, Cocoa, Titusville, Merritt Island, Satellite Beach, Indialantic, Cocoa Beach and other communities throughout Brevard County. Even within the same city, price point and neighborhood can produce a very different experience for buyers and sellers.
That’s why countywide statistics are a great starting point, but they aren’t a substitute for looking closely at the market surrounding a specific property.
